Responses to questions submitted by the deadline will be compiled and issued as an RFI Addendum. Responses will be distributed to all known ITB applicants and posted publicly, to ensure fairness and transparency. No verbal requests for information or clarifications will be accepted. Any oral communications shall be considered unofficial and non-binding.There will be a pre-bid viewing of the property/building on December 18, 2025, from 1:00 p.m. to 3:00 p.m. The viewing will be conducted by County staff at the site located at 3319 S. 6th Street, Klamath Falls, OR 97603. Contractors are encouraged to attend to familiarize themselves with existing site conditions; however, attendance is not required to submit a bid. Note: Any questions that arise during or after the site viewing must be submitted in writing toFor security reasons, you must enable JavaScript to view this E-mail address.no later than 2:00 p.m. on December 30, 2025.Prequalification Requirement:All contractors wishing to submit a bid must first complete and submit the County’s Prequalification Form (Attachment C) no later than ten (10) calendar days prior to the bid deadline. The County will review prequalification submissions and notify contractors whether they are approved to bid.Prequalification requirements are as follows:• Submission of references and list of similar demolition/abatement projects for government agencies completed within the past twelve (12) months• Demonstrated history of satisfactory past performance and reasonable change order management• Proof of compliance with DEQ regulations (no outstanding violations; disclosure of any fines within the past five (5) years)Written sealed bids in envelopes marked “Klamath Hub ITB: Complete Demolition and Hazardous Material Abatement” shall be delivered or mailed to Leslie Barlow-Hunter, Contract and Risk Manager, 305 Main Street, Suite 216, Klamath Falls, OR. 97601. Only bids from licensed contractors will be accepted. Licensed General Contractors shall serve as the lead bidder on this project. Licensed asbestos abatement subcontractors may perform the abatement work under the direction of the General Contractor. No bid shall be considered if received later than 2:00 p.m., January 08, 2026. The bids shall be opened at the Klamath County Government Center at 305 Main Street in Room 216 at 2:15 p.m. on January 08, 2026.This project is subject to Oregon’s prevailing wage rates. All Bids must be accompanied by a certified or cashier's check, irrevocable letter of credit (Bank), or Bid Bond, payable to the Klamath County in an amount equal to ten percent (10%) of the total amount of the Bid.Klamath County may reject any bid not in compliance with all prescribed public bidding procedures and requirements and may for good cause reject any or all bids upon a finding of the agency it is in the public interest to do so. Klamath County reserves the right to rescind the award of any contract at any time before the execution of said contract by all parties without any liability against the County. All bids are subject to Oregon Law bid procedures.
