The Work consists of the rehabilitation of the 1934 Zilker Metro Park Clubhouse, a 3,170 SF building which is a contributing structure within the Zilker Park National Register Historic District. The Work includes, briefly and without force and effect upon the documents, restoration of the building envelope including roof replacement, masonry repointing, lead based paint remediation and asbestos abatement, repair and restoration of windows, doors and chimneys, upgrades to electrical and plumbing systems, installation of a new HVAC system, and interior construction to reconfigure restrooms and support spaces as shown in construction drawings. Work also includes construction of a new terrace to replace the existing, and landscaping, signage, parking and other site work meeting all ADA requirements. Restoration of the masonry and wood structure at Lookout Point is included as an Alternate. Contract documents indicate the Work of the contract and related requirements and conditions.
